- any delays or variations must be communicated to www.sorrento-accommodation.com  at least 48 hours before arrival. No refund will be given if the tenant is unable to take up residence of the property on the expected day or at the scheduled time owing to travel problems. The same rule applies to early departure

The contract is confirmed by payment of the deposit; in the event of failure to pay within the terms the above-mentioned deadlines, the rental will be considered cancelled within 5 days.
Where the rental agreement is made 39 days before the start of the rental period, the entire balance must be paid to finalise the contract. Failure to pay the balance of the rental (40 days before arrival) leads to automatic cancellation of the rental and loss of the deposit.

In the event of cancellation of a booking, even if it is substitued by another one, the following penalities must be paid: from the day of the last payment until 43 days before the start of letting period, 50% of the letting price, 80% of the letting price if the cancellation is made between 43 and 2 days before the start of letting period, 100% of letting price if the cancellation is made 2 days before the start of letting period.. If the cancellation arrives after the payment of the deposit of 40% of the letting price, this amount will not be returned.

Rental confirmations forwarded to www.sorrento-accommodation.com are understood to be carried out on behalf of the landlord.

The minimum letting period is generally one week, from Saturday to Saturday. In particular cases reserves the right to accept only bookings of minimum two weeks in the months of July and August. The letting prices are per week and per lodging. Reserves the right to modify the prices of the price list, in the case of considerable fluctuation of the exchange rate. The properties will be handed over clean and tidy and in good working order. The holiday-maker is obliged to hand over to the owner or his representative the amount due as shown in the price list for the cleaning of the property. This amount does not, however, include the cleaning of the kitchen corner/the kitchen/the kitchenette with regard to dirty dishes, etc., nor the removal of rubbish, which are the customer's responsibility. If this has not been done, the owner or his representative is obliged to charge additional expense in addition to the amount due. Given the situation regarding energy supply and the laws currently in force in Italy, the use of heating (when it can be switched on and off, temperature, etc.) is controlled by regulations that vary from region to region. For example, heating may be turned on from November until April. Costs for linen have to be paid to the owner according with the price written in the property description The owner or his representative have, if necessary, free access to the property for essential maintenance purposes (garden, swimming pool, etc.).

Upon receipt of the rental balance, www.sorrento-accommodation.com will forward to the tenant information on how to reach the property, and how to contact the person responsible for the keys. SECURITY DEPOSIT

When the keys are handed over to the client the deposit as stipulated in the property description must be paid, in cash, in Euros or in travel cheque to the owner or his representative. Such amount will be refunded at the end of the holiday, less any deduction made for any damage caused to the property, or for any additional cost not included in the letting price. THE OWNER OR HIS REPRESENTATIVE MAY REFUSE ACCESS TO THE PROPERTY IF THE DEPOSIT IS NOT HANDED OVER. Should the client decide to leave the property prematurely, the owner or his representative is authorized to refund the deposit to the client by post (less any eventual deduction for damages) only after having checked the inventory and the property in question. SII declines all responsibility in the case of dispute between the holiday-maker and the owner regarding the deposit .
In the case of any controversy which may arise, the competent authority shall be the Court of Torre Annunziata.
